We interviewed Hendrik Ungerson, the founder and board member of Halduspluss. Before entering the real estate industry, Hendrik worked as a gardener in a plant nursery, where he developed a passion for creating structured systems. Despite the apparent differences between horticulture and property management, both require long-term planning and organization to succeed.

The Complexity of Property Management

We discussed with Hendrik the challenges of property management.

"Property management is much more than just project management,"

Hendrik stated at the beginning of our conversation.

Managing properties involves people, situations, emotions, and standards. The most challenging aspect is dealing with emotions—whether positive or negative. Their intensity plays a significant role.

"Transitioning from gardening to property management felt like moving onto a high-speed highway," Hendrik explained.

Over the last two years, Halduspluss has doubled in size, significantly increasing their workload. Property managers no longer handle just a few clients; they currently oversee around 60 apartment associations. This means dealing with a large number of people, and the most exhausting aspect is managing the emotions that come with tenant concerns. Software solutions help save time for property managers by streamlining communication and administrative tasks.


How Was Work Managed Before?

As mentioned earlier, rapid growth forced Halduspluss out of old standards and comfort zones. More clients mean greater needs, which ultimately led them to Hausing.

Previously, Halduspluss used two classic tools: Outlook for emails and a simple pen-and-paper system. Additionally, they used the project management software Smartsheet.

In 2017, when the company was founded, there was an initial idea to develop their own software. However, they soon realized that investing in an in-house solution wasn’t the right choice at the time.

"There has to be some software that meets our needs," Hendrik explained their decision to abandon the idea of developing their own system.


Hausing as a Reliable Management Software

Hausing was considered as an option 4–5 years ago, but at that time, some questions remained unanswered, and the system wasn't mature enough to gain their trust.

"Today, we fully trust Hausing," Hendrik affirmed.

The previous tools lacked the ability to facilitate communication between the property manager and clients. Clients are becoming more tech-savvy, and their expectations are higher than ever. They report more issues, and the software must be:

Clients need to see the system in action to trust that everything is under control.

For example, warranty management for an entire building was previously handled through emails and phone calls. This often led to situations where a client reported an issue, but there was no immediate response. This, in turn, resulted in follow-up questions like, "Was my request received?" or "What is the status of the work?" The extra communication created unnecessary work and information overload.

With Hausing, clients can submit work orders directly into the system. Once a request is received, the system automatically sends an acknowledgment message. Further updates, such as additional questions or completion notifications, follow in a structured manner. This significantly reduces redundant inquiries and ensures clients know what to expect.

Hausing also serves as an effective internal communication tool. In addition to property managers, accountants also use Hausing to access relevant information about completed work and invoicing.


Furthermore, contractors can view all job-related details in their own portal, reducing their need for additional inquiries.

"The more you direct problem-solving into the software, the more you save yourself," Hendrik noted.

Finally, Hendrik emphasized that clients are interested in what management software is being used because it assures them that the company operates in a structured and well-organized manner.
