About VAU Haldus

VAU Haldus provides property management services for apartment associations in Tallinn and the surrounding area. Three words define how they work: transparency, thoroughness, and care. Their focus is on growing property value over the long term. The goal is to make management services simple, transparent, and efficient, cut down the time boards spend on admin, and give residents a comfortable, secure living environment.
For this customer story, we spoke with Alex Talisainen, founder and head of management at VAU, who has managed close to 1,000 apartments over the course of his career.
Using Hausing: since 2025
Using Hausing for: tasks, preventive maintenance, building inspections
Transparent property management from day one
"When we founded VAU, we had a clear vision that property management needed to be done the modern way," Alex explained. With that in mind, the decision to start using Hausing came right from day one. At the time, Hausing wasn't specifically built for apartment association management - it served property management more broadly, across all types of real estate. Hausing's customer base includes commercial property owners, construction companies, shopping centres, retail chains, sports clubs, an airport, and more. Since one of VAU's founders had already worked closely with Hausing before, there was confidence that the software could support building the kind of transparent, thorough management service that apartment associations actually need.
Straight to work, no formal rollout
A typical software rollout usually follows a familiar script: sales call, demo, onboarding, go-live. With VAU, it went differently.
VAU Haldus didn't really go through a formal onboarding process with Hausing at all. As mentioned, one of the founders already knew the system inside and out from prior experience. That said, the two companies have jointly mapped out close to 30 development items together, many of which have already been delivered.
Even so, digitalisation in property management is still in its early days.
"Digitalisation in property management is still pretty much in its infancy, so there's a long road ahead. But it's a good sign that we're blazing that trail together," Alex said.

Wins along the way
One of the biggest hidden risks for apartment associations is what's known as the person-dependent management model - where all the knowledge about a building lives in one manager's head and inbox. If that manager gets sick, goes on holiday, or leaves the job, every resident in the building feels it.
Breaking that model was one of VAU's biggest wins.
"Thanks to Hausing, the entire history, day-to-day activities, and overall 'pulse' of each building now live in one transparent system. That keeps the service stable - one manager's holiday or sudden absence doesn't bring things to a halt or leave a building unsupervised."
In practice, that means if one manager is out, another can step in and immediately see the full picture: what's been done, what's in progress, what needs attention. The client might not even notice that their day-to-day contact has changed.
On top of that, Hausing has freed up managers' time from routine, manual work. Instead of handling technical busywork, they can now focus on substantive management - and that's the real value apartment associations are paying for.

What's next?
VAU's plans for the future include even more automation. Two specific areas they're looking at:
Building out the communication module further: scheduling resident notifications by date and time in advance, so no important notice ever slips through or needs a manual reminder.
Expanding digital maintenance logs: adding data import options and integrations to cut manual data entry down to a minimum.
The goal is simple - the less manual work, the more time there is for work that actually matters.
In summary
VAU Haldus and Hausing are a good example of a client and a software company growing together, rather than just being a user and a vendor. The person-dependent management model has been broken, management processes have been automated, and a solid foundation is in place for further growth.

In this article / TLDR
VAU Haldus, an Estonian property management company, has used Hausing since launching in 2025 to manage tasks, preventive maintenance, and building inspections. By centralising building history, daily operations, and maintenance into one shared system, the team eliminated person-dependent management, making it easy for colleagues to step in seamlessly while reducing manual admin and giving managers more time to focus on delivering value to apartment associations.
